I have had a past encounters with an agent who put a lot of pressure on me to list my home and insisted he would sell it in the shortest amount of time possible. Unfortunately, once I signed his listings, I rarely saw him as he did not offer very good service.

This letter was written to clarify the sale process of my late mother's home at 8 Canham Crescent and the role of Mary Gee in the sale process. I met with Mary late September 2012 to consult on what were the most effective and timely sales strategies on the selling of 8 Canham Crescent.
Mary recommended several upgrades (electric to gas furnace conversion, re-painted areas and general clean-up with retaining some furniture for positive showings). Her key selling strategy was to not allow potential buyers to submit offer to purchase until January 10th, 2013 to allow the buyer to secure any financing, sizable down deposit and house inspections. The listing agreement with Mary and her brokerage was signed December 9th, 2012 and the 1st showing was on or about December 19th, 2012 after the pictures were taken. This strategy took into consideration the amount of disrupted time during the traditional Christmas holidays.
I instructed Mary that I would ask the top four (4) offers in terms of price, conditions, closing and deposit to come back with their final and best offer. I felt it was unfair to prolong the bidding process beyond two (2) rounds and felt that I would lose all of the offers if I was too greedy.
I was very pleased with Mary's work. She worked hard to bring several serious potential buyers to the table.
